The 2006 International Residential Code is a comprehensive, stand-alone residential code that establishes minimum regulations for one- and two-family dwellings of three stories or less. It includes all building, plumbing, mechanical, fuel gas, energy and electrical provisions for one- and two-family dwellings.
The provisions of the 2006 International Residential Code apply to the construction, alteration, movement, enlargement, replacement, repair, equipment, use and occupancy, location, removal and demolition of detached one- and two-family dwellings and townhouses that are not more than three stories above grade with a separate means of egress and their accessory structures.
The 2006 International Residential Code is intended to provide minimum requirements to safeguard public safety, health and general welfare through affordability, structural strength, means of egress facilities, stability, sanitation, light and ventilation, energy conservation and safety to life and property from fire and other hazards attributed to the built environment.
Important changes to the 2006 International Residential Code include:
- New language has been added to Section R301.2.1.1 to requires that buildings in hurricane-prone regions with wind speeds of 100 mph or greater be designed for wind loads.
- A new Table R302.1 has been introduced to simplify the exterior wall fire resistance rating and openings protection requirements.
- Emergency escape and rescue openings are now required to open into a public way or to a yard or court that opens into a public way by Section R310.1.
- The maximum allowable ramp slope in Section R311.6.1 has been changed from one unit vertical in eight units horizontal to one unit vertical in 12 units horizontal to allow for greater accessibility.
- Section R312.1 now requires ramps to have guards when they are more than 30 inches above the grade or floor below.
- New text has been added to Section R401.3 to clarify surface drainage requirements and provide criteria for swale slopes.
- A new Section R404.5 has been added which designates when a wall is a retaining wall, and provides requirements for retaining walls.
- Section R506.2.4 has been added to specify placement and support requirements for reinforcements.
- Section R613.2 requires "protection against fall" for windows with a sill located more than 72 inches above the finished grade or surface below.
- A new Section R702.4.2 specifies which materials are required to be used as the backer for ceramic tiles in tub and shower areas.
- A new Section R802.10.2.1 has been added to address snow load criteria for wood truss design.
- Chapter 11, Energy Efficiency, has been completely rewritten.
- A new Section M1308.3 has been added which requires foundations and supports for outdoor mechanical systems to be raised above the finished grade and conform to the manufacturer's installation instructions.
- A new Section P2708.1.1 has been added to provide a minimum width for shower compartment access and egress.
- New Sections P2721.2 and P2713.3 have been added to require a water temperature-limiting device in bidets, bathtubs and whirlpool bathtubs.
- New Appendix L provides a schedule of permit fees.
- New Appendix M contains provisions for a home daycare operated from a dwelling.
- New Appendix P requires an automatic fire sprinkler to be installed in new one- and two-family dwellings and townhouses.
