Dwelling Construction under the 2006 International Building Code was developed for the convenience of homebuilders, design professionals, building officials and others involved in the design and construction of detached one- and two-family dwellings in conformance with the 2006 edition of the International Building Code (IBC).

The material applies to those communities or states that utilize the International Building Code rather than the International Residential Code (IRC) for construction of such residential occupancies. Although many similarities exist between the two codes, and both are dedicated to safeguarding the public health, safety and welfare, there are differences inherent in the development of two separate documents with varying scope and application.

This publication is for the convenience of homebuilders, design professionals, building officials and others involved in the design and construction of detached one-and two-family dwellings in conformance with the 2006 edition of the International Building Code (IBC). The material applies to those communities or states that utilize the IBC rather than the International Residential Code (IRC) for construction of such residential occupancies. Although many similarities exist between the two codes, and both are dedicated to safeguarding the public and health, safety and welfare, there are differences inherent in the development of two separate documents with varying scope and application.

The 2006 International Building Code (IBC) meets the need for a modern, comprehensive building code addressing design, construction and installation of building systems through requirements emphasizing performance. It is founded on broad-based principles that make possible the use of new materials and new system designs. The IBC provides that detached one-and-two family dwellings and multiple single-family dwellings (townhouses) not more than three stories above grade plane in height with a separate means of egress and their accessory structures shall comply with the International Residential Code. Because the IBC is not developed with a focus on detached one- and two-family dwellings - whereas the IRC is developed with that specific focus - it is recommended that jurisdictions considering the adoption of the IBC for regulation of all occupancies, including one- and two-family dwellings, review the IBC thoroughly for possible major design and construction implications. Local amendments may be necessary through the code adoption process to address certain issues and eliminate the references to the IRC.

The International Residential Code (IRC) is a comprehensive, stand-alone residential code that establishes minimum regulations for the construction of one- and two-family dwellings and townhouses, including provisions for fire and life safety, structural, energy conservation, mechanical, fuel-gas, plumbing and electrical systems. The IRC incorporates prescriptive provisions for conventional light-frame construction as well as performance criteria that allow the use of new materials and new building designs.

The IBC and IRC are two of the codes in the family of International Code published by the International Code Council (ICC). All are maintained and updated through an open code development process and are available internationally for adoption by the governing authority to provide consistent enforceable regulations for the built environment.

Dwelling Construction under the 2006 International Building Code applies only to the construction of detached one and two-family dwellings and their accessory buildings utilizing conventional wood frame construction. It intends to serve as a guide, but does not include all applicable requirements of the IBC. The code and the local building department should be consulted for detailed requirements and other methods of construction. Regional design criteria are also outside the limited scope of this publication. Information on requirements related to design for wind, snow, seismic, flood, soil or other conditions are available through the local building department. Energy conservation, decay resistance and termite control requirements also vary by geographic region.
